Investor Financing Glossary

Key terms every real estate investor should know before applying for a loan.

After-Repair Value (ARV)

The estimated market value of a property after all planned renovations are completed. Lenders use ARV to determine the maximum loan amount on fix-and-flip deals.

DSCR (Debt Service Coverage Ratio)

A measure of a property's ability to cover its debt payments from rental income. A DSCR of 1.0 means income equals debt payments; lenders typically require 1.1–1.25.

Draw Schedule

A pre-agreed timeline of loan disbursements tied to construction or renovation milestones. Funds are released in stages as work is completed and inspected.

Hard Money Loan

A short-term, asset-based loan funded by private investors or companies. Approval is based primarily on the property value rather than the borrower's credit or income.

Bridge Loan

A short-term loan used to bridge the gap between purchasing a new property and securing long-term financing or selling an existing property.

Cap Rate

Capitalization rate — the ratio of a property's net operating income to its purchase price. Used to compare the profitability of different investment properties.

Cash-on-Cash Return

The annual pre-tax cash flow divided by the total cash invested. A key metric for evaluating the actual return on your out-of-pocket investment.

LTV (Loan-to-Value)

The ratio of the loan amount to the appraised value of the property. Lower LTV means less risk for the lender and often results in better loan terms.
